Nancy has become a friend. She has the great ability to remain professional while always being personable. She impressed us most in that she puts people first. We are actually buying and selling. Her willingness to research all aspects of what we desire led to the efficient review of all the homes we wanted to see. Her personal interest in putting the ideal family in the home we are trying to sell is exceptional. In one instance she actually watched the children while we showed our home to the adults.

Nancy Cagno was a constant support from the day we listed my parents’ house. She came to our yard sale, she spoke with my father when he was worried about selling, she called or e-mailed about the many open houses that she hosted, she stopped by when I was getting estimates to have the basement waterproofed, and finally after the sale, she presented us with framed photos of our former home. Nancy was very honest with us and with the potential buyers, but she always had a little love in her heart for the actual house. That helped us to part with it after my folks’ called it home for more than fifty years, and it helped the potential buyers to see the good points of a home that needed lots of rehab! At every opportunity, Nancy listened to our suggestions and guided us, without being pushy. I would recommend her to anyone looking for a home, first-time or otherwise. And I already recommended her to our neighbors who had to sell their home when their mother passed away. Nancy’s knowledge, enthusiasm, and willingness to “go the extra mile” for her clients make her an outstanding real estate associate!

It has almost been two months since we moved into our “dream” home. My husband and I are all moved in and are enjoying our house more and more each day. This would not have been possible without the help of our realtor Nancy Cagno.

We met Nancy through a friend in the middle of summer 2006. The house hunting process started taking off around September. We were not in a hurry to move, however we thought it would take awhile being the market was at a low peak and we had to sell and buy a house.

From the first time we sat down and discussed the process etc, we knew that Nancy was going to be of great help and a great realtor. Nancy advised us on how to make up lists of wants, needs, and things that would be nice to have. She also had us carry a notebook and write down pros and cons of every house that we saw. These were all great ideas. As a team we must have looked at close to fifty houses in a month and a half! By using our notebook and the printouts of each house that Nancy gave us, we were able to go home and look over each house. After this short period of looking we were able to narrow it down to six houses.

It was not just all the appointment making and ideas that Nancy was able to give us. She gave us so much time in a short period, and always was able to work her schedule around ours, which was not an easy task due to my husbands work schedule.

My husband and I were amazed on how quickly we were able to sell our town house at a time where people weren’t buying. Nancy stayed on top of things and made sure that when we had a person interested, she kept them interested. She was very resourceful even when it came down to logistics and things that we weren’t certain of during the entire selling and purchasing process.

Our townhouse was sold in around a month and a half, and we were moved into our house around two months after we began the entire process. We were very lucky that this all happened so quickly and efficiently. This could not be done without Nancy by our side. She was even able to calm us down and ease our minds when there were days we thought we would never be able to find the “one”. Not only that, but Nancy was okay and able to handle us bringing both sets of parents to assist us in making the final decision between the six homes we were interested in.

Through the entire experience, we found our home and made a new friend. Nancy is a wonderful realtor, we would recommend her to anyone of our family members and friends, as well as anyone out there looking for a realtor to assist them in finding a home. We are enjoying our new home and it is everything we were looking for. Thank you Nancy!

My wife and I were interested in buying a summer home at the New Jersey shore.

It took us over 1 year to find our home, and Nancy was our sole realtor the entire time. She lead us through the search process (visiting endless number of houses), the bidding process (how crazy it was to be outbid on 6 homes), the contract acceptance process (and exit process!), and finally the closing process (it's never over til it's over).

Our search period was lengthy, filled with emotion as we thought we never would find a beach house to our liking. Nancy never for a minute gave up. She kept us well informed through email of all newly listed homes that met our criteria, met with us several times on weekends due to us being a distance away from the area, kept our spirits up during periods of frustration, and stayed the course. She never questioned why we were changing some of our house criteria or locations, but instead listened, queried us to explore our most realistic options, and came up with a game plan.

We have owned our summer home now in Ocean Grove for several months. We were completely satisfied with Nancy; her focused approach, her calm style, her interactions with the seller realtors and her persistency, which all lead to us finding our dream shore home. We highly recommend her!

I wanted to pass on some very positive feedback as it relates to our Flanagan experience with Nancy Cagno.
For some background information, my wife and I have moved 13 times in 18 years of marriage. With promotions and relocations in my career, we have come in contact with more than a dozen realtors throughout many different regions of the country. In addition, we are very discriminating in terms of the types of homes that we have purchased from coast to coast. We currently reside in a waterfront condo in the Village of Toms River and have always dreamed about moving into a single-family, cottage-style home with character and quality over the long-term.
One afternoon, we were driving through Island Heights and came across a remodeled cape with Nancy Cagno as the listing agent. Although we were not even considering a change, we called Nancy to get more information for the future. Nancy answered our call and convinced us to meet with her at her listing 45 minutes later. We did not care for the home, but she took the time to ask us a number of questions, listen and determine exactly what was important to us in terms of our next home. We were amazed by her local knowledge of Island Heights and the market. We told her that we were not in a position to move because we currently owned our condo and had not found a home that met our standards. It was not long before Nancy called with another home that was exactly what we were seeking. At the same time, we received a letter from a couple that wanted to buy our condo. We agreed to meet with Nancy and ended up making an offer on the home that she found for us. She did everything right and was a true professional through the entire process. Unfortunately, the seller was unrealistic and did not really want or need to sell the house. We felt bad for Nancy because she had located exactly what we were dreaming about and it was not her fault that the deal did not come together. In the end, we found a different home on our own that was not listed and are purchasing it directly from the owner.
Nancy is truly one-of-a-kind in your business. She is excellent in dealing with people, has a tremendous amount of drive, goes above and beyond with research and information, locks on to her target, over-communicates, and most importantly listens better than any realtor that we have ever encountered. She is a major asset to your business, considers rebuffs a challenge and stays positive the entire way. Please extend our thanks to Nancy. I would highly recommend her for your most discriminating prospects.
